Valuations

A valuation is not a survey. It is a limited inspection to identify problems which might affect its value, and hence the security of any loan or mortgage, for example.

Generally the purpose of a Valuation is to provide an opinion of the price a property might achieve if it were sold. We would visit the property and note its condition, size, location and aspects of construction which are readily observable on a walk-round inspection. We would then establish its market value.

Valuations can be undertaken for a variety of purposes, not just for lending purposes. We have undertaken Valuations for Matrimonial purposes; independent assessments of Market Value required by Housing Associations where a Shared Equity exists; Assessments of a Leasehold Enfranchisement & lease extension, where the lease on a flat is less than 75 years unexpired etc.
